Proposed Beec rive Self-Storage - North Andover, MA Tax map 34 Lot 50 T'FM Project No. 31968-00 PROPOSAL The Stubblebinn Company is proposing, to construct a self storage facility on Beechwoold Drive in North Andover. The proposed use will include a 3-story 90,000 sf bui'lding (30,1000 sf footprint). the facility will provide, heated storage units with access from either thile exterior drives or interior corridors., The facility will be open 7am� to 9pm, with 1 or 2 employees present during normal business hours., DESCRIPTION OF SITE The site is located at the southwest corner of Beechwood Drive and Osgood Street (M,A1 25). Beechwood Drive is a private dead-end roadway with rising grade heading east. Osgood Street (MA1 25) is a, north-south arterial roadway with two, lanes of travel in each, direction. The property is mostly wooded with a wetl�and area in the southwest portion of the lot. Surrounding properfies, are cieveio,ped with a variety ofr commercial and industrial developments., With approximately 10' of grade change along the Bee,chwood Drive property frontage, the proposed building will have two access drives; one on each side of the building. The two driveways allow for at grade access to storage units and the butilding interior on both sides of the building. TRIP GENERATION Using standard trip, generation rates published by the IT E (10t-hEdition), Land' Use Code (LUC) 151 —Mini-Warehou storage was used to calculate vehicle trips for the proposed self facilityi. Parking supply includes 8 sp intended for employees and new customers accessing office, and 15 spaces inside fence for secure unit access. The project proposes a total parking supply of 23 parking spaces} with 8 spaces outside the fence including two accessible spaces for employees and new tenants} and 15 spaces inside the fence for existing tenants. At the lower grade level, 12 exterior storage units are proposed. It is assumed that tenants of these spaces will park in the area directly in front of their unit when accessing their storage. Likewise, on the upper grade level, 18 exterior storage units are proposed. The upper drive aisle is proposed at 26 feet wide to allow for access along the drive with a parked vehicle in front of a storage unit, CONCLUSION Trip generation and parking demand presented herein are typical for self-storage facilities. These facilities are generally open to tenants 24 hours per day, and therefore do not reflect typical peak hour patterns of adjacent roadway use. In summary, we find that the traffic associated with this proposal is on the order of day-to-day variations in street traffic, and can be easily accommodated by Beechwood Drive and Osgood Street without need for improvements. We also find the provided parking supply both inside and outside the security fence to be adequate to serge the facility. Respectfully submitted, TFI IOI AN, INC.
