connection with the proposed climate controlled self-storage site plans located at Beechvvood Drive
Town of North Andover, MA Zoning Bylaw, Section 8.14(22) Fiscal Impact and Section 8.14(23)
CommunitV Impact
Under this section documentation outlining the proposed impacts to each topic are to be affected by the
subject project.
The project does not require significant community resources.The project is not anticipated to generate
any significant fiscal impacts.As such a waiver is requested from these sections. For these reasons we
believe the waiver would not be contrary to the spirit and intent of the regulations.
Town of North Andover, MA Zoning Bylaw, Section 8.5 Parking Design Standards
Under this section parallel parking aisles which are one way are required to have a minimum oflZftdrive
aisle width.
This project proposes pans||e| parking for tenants along the east side of the building, allowing for a ZO ft
wide (total width 29 ft' less 1 ftfor bollards, less 8 ftfor parallel parking space)' two-way driveway. Given
the nature of the site there is limited anticipated traffic anticipated to be on the property, even during
the peak usage. As such, the proposed driveway will have adequate width to allow for parking along with
two-way traffic from other tenants (the traffic volume is only a few vehicles per hour).The proposed
design allows for a minimization of unnecessary impervious areas and site disturbance. We believe the
waiver would not be contrary to the spirit and intent of the regulations.
