Parking Study
■ Vanasse & Associates, Inc. completed their Parking
Demand Observations and Mill Complex Parking Study
on 4/24/26.
■ Findings were that sufficient parking will be afforded to
accommodate the Project based on a review of parking
demand observations obtained for the Mill Complex and
estimates published by the ITE.

Parking Demand Study Summary
Field inventory of the parking areas within a 5-minute walk identified 1 ,139
parking spaces (1 ,034 off-street and 105 on-street spaces).
Of the 1 , 139 parking spaces, potential residents of the Project are able
to park in 655 to 757 spaces depending on the time of day (after 7.00
PM). These spaces do not include timed visitor parking or reserved spaces.
Parking demand observations completed in March 2026 on a weekday and
during the Friday evening peak period and found that at peak times (12,00 PM on
a weekday and 7.00 PM on a Friday evening) up to 50.1 % of the spaces
eligible for future residents are occupied (328 of 655 spaces).
In addition, and in conjunction with the Project, the available number of
spaces to potential residents will be increased by 182 spaces as a result of
the construction of the new garage and regulations in Lot J.
With the construction of the Project, the expanded parking supply serving the
Mill complex can accommodate the expected utilization, with the
anticipated parking demands of the Protect able to be contained within off-
street lots internal to the complex within a three-minute walk of the Project
site.

Design Update
■ RCG and The Architectural Team (TAT) worked to
address concerns expressed by the community, the ZBA
and the Town's Peer Reviewer related to setbacks,
transitioning to the residential neighborhood, and
preservation of open space.
■ TAT to present those changes.
