Meeting was call'ed to order by the ~hairman at 8:00 P.M. in the Town
Building. ?his was a Public Hearing.
Members present: John F. Alter, Ohairman~ Gregory Mooradkanian~
Irving O. Howes, Henry ~. Lurid and associate member Santo DiMauro.
Application for variance was received from Mr. Faraci, Maple Avenue .
Mr. Faraci was present and explained to theBoard that he wished to build
a two s tall garage in the rear of his house, said garage to face. on
Second Street, the ~ide and rear lines of which would not meet the re-
quirements of the zoning by-laws. Mr. Hugh Costello and Mr. Raymond
Maynard, both abutters were present and objected to .the granting of this
variance because this garage would be too close to their properties.
This ~p~oper%y was once a part of an old layout and Mr. Hugh Oostello was
the original owner. Whan Mr. Ooatello desired to subdivide his property
and sell part of it, he was granted a variance of the z~nning-by-laws to
make the lot which is now.~,ed by Mr. Faraci, smaller than the required
size lot since the buildings were already existent and nothing could be done
about side yards. The rear yard nevertheless did meet the requirements, but
in the event that Mr. Faraci did build this two stall garage, he would be
covering more then the allowable percentage of his Faar yard.
· Motion was made and seconded and it was VOTED to take this matter under ad-
visement.
Application was received from Miss Gertrude Mozeen requesting a variance of
theZoning By-Laws so as to permit the erection of a single family dwelling
on a lot located on 'll~ird Street, the side yards, rear and fru~t yards did
not meet the present requirements. Miss Mozeen explained to theBoard that
she had originally purchased this lot from Mrs. Richardson and subsequently
purchased ~O addition feet of land to make the lot larger~ although it is
still less than the required 75 x 100 feet, ~hen questioned if this was an
old registered lot originally, Miss Mozeen replied that this~lot had not
beenregistered until February of 1950.
Motion was made and seconded and it was VOTED to take this matter under
advisement.
Application was recieved from Mr. Louis Masse requesting a variance of the
Zoning By-L~-~ in order to sub-.divide a parcel of property located at the
corner of Massachusetts Avenue and Railroad Avenue. 0~e of the lots pro-
posed would meet ail the reqpirements but the other would be short on area,
although the side~ rear and front yards would be accerding to the zoning laws.
Mr. Brasseur explained to theBoard that this was an odd shaped pi.eec of land
and that these lots had been cut in this way in order to make them more saleable.
Mo~ion was made and s econde, d and it was VOTED to take this matter under ad-
visement.
DiscuSsion was held relative to application of Mr. Faraci. Motion was made
and s ec.onded and it was VOTED to deny the approval of this application to
permit the erectiofl ~of ~,a. two stall garage in the rear yard, on the grounds
that thee proposed building being situated within 65 feet of the street line
does not show the required distances from the side lines as required by
Article ~, section 5, paragraph 3.
