The following members were present and voting: William Chepulis, Chairman; Fritz Ostherr, Vioe.-Chairman; William No Salemme, Clerk; and Paul R. Lamprey. Frank G. Geliftas, representing Benchmark Construction Go., Ino., petitioned for a subdivision of a parcel of land containing approximately 11-- acres situated on Winter Street, subdivided into 5 lots and to be known as "Benohmark Estates". Mr. Gelinas presented plans to the Board and stated that the proposed road is 575 ft• in length and contains a ani de sac with a 75 ft, radius. The land is serviced by municipal water; an 80 water line presently exists on Winter Sto which will be tied in with a 6" line to be brought to the end of the oul de sac. The drainage includes 3 sets of catch basins. There is no sewer system. All the drainage is from Winter St, to the middle of Lot 15 where there is an inter— mittent stream,and easements to that location will be provided. The following abutters voiced opposition to the proposals Mike Smolak, John Benincasa, Adam Maroinuk. The following neighbors voiced opposition: Joyce Sanstrom, Sandra Munroe, Patty Zahouriko. The opinions of the above persons were that the environmental problems already existing in this area will be substantially increased by the development. All cited the fact that the area is extremely Yet and were concerned about the brook which runs through the property and the drainage. At a meeting held on March 22, 1976, the Subdivision Control Subocm mittee moved approval of the definitive plan subject to the following conditions: 1. that the record owners of the subject land forthwith execute and record a "covenant running with the land", or otherwise provide security for the construc— tion of ways and the installation of municipal services within said subdivision, all as provided by G.L. c. 41, S. 81—U. 4 BENCHMARK ESTATES (cont.)
