Dear Sir: A public: h'fl, rins; was held by the Board of Appeals on July 109 1972 upon application of PHILIP J. !'.:r}RENZA who requested a variation of Sections 6.19 6.2 de 6.3 of the Zoning By--Ls:.a so as to permit the division of land into two lots on the premises located at the west side of Massachusetts Avenue at the corner of Martin Avenue. The following members were present and voting: J. Philip Arsenault' Chairman; Dr. Eugene A. t : iiveau, Clerk; Arthur R. Drummond, Frank Serio, Jr. and Associate Member Louis DiFr °sc .o who sat in place of Kenneth S. Pickard. The healing spa., advertised in the Lawrence Eagle-Tribune on June 24 July 1, 1972 ` and all abutr --rs were duly notified by regular mail. John J. Willis, Esq. represented the petitioner, who was also present. He explained that he wanted two lots, one to contain 7,070 sq. ft. having 117.4 ft. frontage on Martin Ave, aLd 59.2 ft. frontage on Massachusetts Ave. and the second lot to contain 9x465 sq. z`i;. and 69.2 ft. frontage on Massachusetts Ave. The Zoning By—Law now re— quires 12, 1," s; , ft. lots. A variance is needed on frontage, area and sidelines. Sewerage facilities are available in the area. This is an area o f small lots laid out many years rigo. There are some features affecting these lots which do not affect others. The building that is there now will be removed. There have been variances granted in the 'mmediate neighborhood. The petitioner would like the two lots so that his sons could possibly build there. There were 5 =bitters present; one was recorded in favor and three were opposed. Those opposed said the land was being sold for speculation and not for family use. The town does ,-�t want sm<ller residential lots. The Board took ;,he petition under advisement and went to view the area immediately. Upon returning, "•Ar. Drummc,nd made a motion to grant the variance, there was no second to the motion. Mr. Seric evade a motion to DENY the variance; Mr. DiFruse3.o seconded the motion and ,.,he vote was 4 - 1. The Board found that there was no hardship i.nvolved9 financial or otherwise.
