Lyons, Town Clerk Town Office Building North Andover, Ma. Dear Mr. Lyons: A public, hearing was held by the Board of Appeals on August 8, 1977 upon applica- tion of Robert B. Cunningham who requested a variation and/or Special Permit of Sec. 6.1, 6.21 6.8 (2) and Table 2 of the Zoning By-Law so as to permit the break out of two 12,000 sq. ft. lots from the present 24,000 sq. ft. parcel as shown on a plan of land dated July 13, 1977 located on Camden St. The following members were present and voting: Frank Serio, Jr., Chairman; Alfred E. Frizelle, Vice-Chairman; R. Louis DiPruscio, Clerk; James D. Noble, Jr.; and Associate Member, ',Sandra Munroe. John J. Willis, Jr. appeared and told the Board that 24,000 sq. ft. was available and the petitioner wanted to subdivide this land into two lots. The petitioner proceeded under Sec. 6.8(2) and Sec. 9.3 of the North Andover Zoning By-Lax requesting that a Special Permit be issued to maintain two 12,000 sq. ft. lots with a variance on the 100 ft. frontage required therein with 75 ft. frontage. It was noted that the area was largely composed of 5,000 to 10,000 sq* ft, lots and that this was the only lot in the area over 12,000 sq. ft. The character of the neighborhood was a mix of single and two-family homes. He proposed to use the premises some time in the future for purposes of constructing a single-family home for his son. Commenting on the proposal were the following abutters: Paul LeClerh, Philip Hagerty, Beverly LeClerc and town resident, James McAloon. It was noted that they were not opposed to the position regarding the dividing of the land, but were opposed to the construction of any further two-family houses in the neighborhood because it would be too great a factor on the density. s for such a use and The 13eari. made the determination that the site was appropriate , ennsidering the character of the neighborhood, it would not adversely effect the abutters to the property.
