The undersigned believes that- such approval is not required for the following reasons : 1. The 'division of land shown on the accompanying plan is not a sub- division because every lot shown thereon has the amount of frontage required by the North Andover Zoning By Law and is on a public---way , namely , Beacon Hill Boulevard , or a private way , namely , , being land bounded as follows : Northerly 25.50 feet by land now or formerly of Tom Georges et al; Easterly 93.01 feet by said land of Tom Georges et al• Southerly by Beacon Hill Boulevard in four courses; 103.87 feet, 30.36 feet, 2Q.17 feet and 25.19 feet; Westerly by Massachusetts Avenue by a curved line having a radius of 9.72 feet and a length of 20.90 feet, and Northwesterly 177.98 feet by Kings Highway. 2 . The division of land shown on the accompanying plan is not a sub- division for the following reasons : The premises front on Beacon Hill Boulevard a public way, and a Variance for the premises was granted by the Board of Appeals on July 13, 1982 in Petition No. 26 of 1982 a copy of which is attached hereto. 3.. The North Andover Planning Board has determined that said plan shows a subdivision , as defined by G . L . c. 41 , s . 81-L , and must therefore be re-submitted to it for approval under the .
