Area Use ----------- ------- -------- 1 1 .087 Acres Single Family House 2 1.090 Acres Single Family House 3 1 .414 Acres Single Family House 4 26 . 117 Acres 18 Townhouse Units The construction drawings consist of two (2) sets of plans : 1 . 4 Lot Subdivision Plan (Sheets l - 3) 2 . 18 Unit Planned Residential Development (Sheets 1 -24) The roadway system to serve the development consists of two roadways : 1 . Partridge Drive (Public Road) 2. Private Driveway (Private Road) The roads will be 22 foot paved and a typical roadway cross- section is contained on Sheet No . 6 of the PRD plans. The storm drainage system to serve the development consists of 1 , 560 linear feet of storm collection piping ranging in sizes from 12" to 18" diameter , 23 catch basins and 16 storm drain manholes This system will discharge into two detention basins with a metered outlet of 0. 5 cubic feet per second (cfs) at each basin to a watercourse. This discharge will allow the development to provide a 0 9 increase in storm run-off as follows: L� Pre-construction run-off to Boston Brook 47 cfs Less : Post-construction direct runoff to Boston Brook 46 cfs -------------------------------------------------------------------- Allowable discharge from development 1 cfs Metered discharge of 0.5 cfs from each basin proposed 1 . • Storm drainage design calculations utilized a 100 year storm for design purposes (6 . 5 inches of rain) and are contained in Appendix E. The . project will require a crossing of the 12 foot wide Boston Brook in order to access the site. A 40 wide storm culvert will be installed along with 2 - 36" diameter and 2 - 24" diameter emergency 4 overflow drains to handle the crossing. This culvert will be able to handle a peak storm flow of 2,450 cfs . Detailed design calculations for this storm culvert is contained in Appendix A. A flood study prepared by the Federal Emergency Management Agency (FEMA) of the Boston Brook has calculated a peak flow in the brook of 795 cfs and the proposed culvert will be able to handle this projected FEMA flow. This crossing will require a limited filling of wetlands and floodplain with compensatory replacement as follows: Item Area/Vol. Removed Area/ Vol. Replaced % Replaced i Wetland 12 ,600 SF 25, 200 CY 200% Floodplain 1 ,880 CY 21085 CY 110% b The wetlands replication plan is Sheet No . 14 of the PRD plans and contains the detailed plantings proposed in the replication area as well as along the proposed Partridge Drive entrance road. The project will be served by an on-site wastewater collection and disposal system as contained on Sheet Nos. 21 - 24 of the PRD 0 plans. This system is in compliance with State DEQE regulations and will require the complete removal of soil in the proposed leaching field and replacement with processed gravel with a percolation rate of 2 minutes per inch to allow efficient subsurface leaching of watewater flows . The area between the primary leaching field will be used as the reserve area for the system if the primary area has any I0 problems . Homeowners will not be allowed to install garbage grinders in their homes in order to keep wastewater flows to a minimum. 2. Other underground utilities to serve the development include water , gas , telephone , electric and cable . The layout of these l utilities are contained on Sheet Nos. 9 11 . There is an existing telephone pole at the intersection of Salem Street and Partridge Drive that will be moved out of the right of way . Power will taken of this line and brought underground through a proposed transformer at this intersection. Sheet Nos. 19 Ind 20 of the PRD plans contain an elevation and floor plan of the proposed townhouse units. The exterior will be Tudor style and provide underground parking as well as individual driveways. The units contain three bedrooms on two floors as well as a walk-out on grade deck behind each unit.
