Members present auxd voting were: Daniel T. O'Leary, Chairman; William Morton, Secretary; Henry Si. Lund, John J. Shields and_Arthur Dante Ippolito requested a variation of See, 7, Para. 7.23 of the Zoning By-Law so as to permit the erection of a 1-room, addition at rear of home to be used as a bedroom. There will also be a half-bath. 8 feet of depth of building win be an extension of the dining area on the premises, located at south side of Beacon Hill Blvd. at the corner of Chickering Eoard$ )mown as 48 Beacom Hill. Boulevard. This public hearing was advertised in the Eagle—Tribune on June 24 and. July 1, 1963. All abutters were duly notMed by certified mail of this hearing. There were no abutters present and there was no opposition. The Board discussed and voted on the petition. Mr. Shields wade a notion to GRAD the variance, Mr. Dmmwnd seconded the motion and the vote was unanimous. This variance is granted for the following reasons: 1. There exist certain conditions, especially affecting the parcel in question, which do not generally affect the entire zoning district in which the parcel is located. 2. Unless the variance is granted, the applicant will suffer substantial haute ship, financial or otherwise. 3. The requested variance win not adversely affect the public good. 4. Lyon# Town Clerk Town Off ¢e Building North AnOver# Mass. Dear Six A public hearing was held bytke Board=oU�Appeals on February 12t 1973 upon applir cation -of Mrs. Vincenzo. Ippolito who requested a variance under Sections 6.1 and 6.3 of this Zoning By—Law so as to permit the division of land into two lots# each having less than the required area and frontage; located at tie south side of Harwood Street approx. 200 feet from the corner of Massachusetts Avenue and known as 22 Harwood Street. The following members were present and voting% J. Philip Arsenault, Esq.# Chairman; Dr. Rugene A. Belivesu# Clerk; Arthur R. Drummond# Frank Serio# Jr. and William N. Salome. Mr. Vincent Ippolito represented his mother and explained that each lot fronts on a differreenpt street and each lot contains 59000 sq, ft* with 50 ft. frontage. One lot has an existing house in which his widowed mother resides. The other let is vacant and she would like to sell it for extra income. By forming this lot* it would provide inexpensive housing. The land is presently overgrown and not in good condition; it a new house is built there# it would improve the property. No one else spoke and there was no opposition. The petition was taken under advisement. The Board held a meeting on March 12# 1973, at which all of the same members were present# and the petition was reviewed further. Mr. Serio made a motion to GRANT the variance with the condition that a single family home may be built; Mr. Drummond seeded the motion and the vote was unanimous. The Board found that the petitioner was elderly and there would be a hardship if she were not allowed income from her property. They also found that the neighbor— hood is made up of small Iotst many the same size as in this petition# and that the formation of these lots would not be detrimental to the area; or be in substantial derogation from the intent and purpose of the Zoning By—Law.
