Dear Mr. Long: A public hearing was held by the Board of Appeals on July 14, 1980 upon application of Fellowship Bible Church who requested a variation of Sec. 7.3 and Table 2 of the Zoning By—Law so as to permit construction of an addition to the church located at 525 Turn— pike St. and shown on a plan of land dated June 25, 1980. The following members were present and voting: Frank Serio, Jr., Chairman; Alfred E. Frizelle, Esq., Vice—Chairman; William J. Sullivan; and Assoc. Members, Walter F. Soule and Augustine W. Nickerson. The hearing was advertised in the N. A. Citizen on June 26 &July 3: 1980 and all abutters were duly notified by regular mail. The petitioner presented evidence showing that the present church facility is becoming too small as a result of an increased congregation. The petitioner shoed that because of the location of the church on its lot, it is not able to construct an addition with— out seeking' a variance. The architect for the church testified that the design as pro— posed is necessary to enable those attending services to properly hear. Any other design would not accoustically be feasible. The evidence showed that no other dwelling is near the proposed addition and, further, that the proposed addition would not create a safety hazard. In fact, the new addition would require a change in the exit and entrance to the property enhancing safety. On a motion made by Frizelle, seconded by Sullivan, it was voted unanimously to GRANT the variance as requested by the petitioner. The Board finds that, due to the shape of the structure and the location of the structure in relation to the lot lines creates a substantila hardship to the petitioner. The a a Fellowship Bible Church Decision — 2. Board further fids that the proposed addition meets all of the requirements of Section 10.4 of the By--La% specifically that the addition will not derogate from the intent and purpose of the By--Law since it encourages the proper use of the lard in question. The addition will also enhance safety in that the entrance and exit will be required to be changed. The design of the church also enhances the location. The Board specifically grants a variance from Table 2, footnote #1. The Board finds that in this case enforce— ment of that specific section would be an unusual hardship.
