HomeMy WebLinkAboutCorrespondence - 96 MARBLERIDGE ROAD 8/27/2007 t v NORTH o A 44 7 °gwno�pP`1y Q 4V CHUS�� PLANNING DEPARTMENT Community Development Division August 27,2007 Mr.William Barrett C/0 96 Marbleridge Road North Andover,MA 01845 Re: Watershed Special Permit Waiver for 96 Marbleridge Road Dear Mr.Barrett: At the regularly scheduled Planning Board meeting on August 21,2007,the Planning Board voted unanimously to grant a waiver from the requirements of Section 4.136 of the North Andover Zoning Bylaw for the proposed construction of the following: a 1,372 s.f.,two-story detached garage with a 432 s.f.pavement apron connecting to the existing driveway,two terraces located along the eastern side of the existing residential dwelling totaling approximately 706 s.f.,the construction of a small addition to the existing residential dwelling,and construction of the 306 s.f.porch located on the northern side of the existing house. The impervious areas associated with a portion of the existing driveway totaling approximately 2,972 s.f.will be removed to compensate for the new construction. The net result is a reduction in impervious area on the site of approximately 64 square feet. Upon a motion made by John Simons and 2nd by Alberto Angles,the Planning Board voted to approve a Waiver for a Watershed Special Permit with the following conditions: 1) Gutters shall be installed on the proposed two-story garage to manage stormwater runoff onsite and direct the flow and rate of surface water runoff away from Marbleridge Road. 2) The two-story garage structure will have no immediate requirement for occupancy. Future residential occupancy within the garage structure shall comply with all the requirements of the North Andover Zoning Bylaw. President August 2, 2007 Lincoln Daley North Andover Planning Board ���' ,� � 400 Osgood Street AUG..'' 9 2007 North Andover,MA 01845 NORTH AN00\1ER PLANNJNG DEPARTMENT Re: 96 Marble Ridge Road,North Andover Watershed Special Permit Waiver Request Dear Lincoln: This letter is being written to request a Waiver of Watershed Protection District Special Permit as allowed under the watershed protection district bylaw section 4.36(8) for work at the above referenced property. Enclosed is a plan which shows existing conditions as well as proposed work at the property. The dwelling has existed for many years with a garage under at the rear of the dwelling which was serviced by a paved driveway wrapping around the rear of the dwelling. The proposed plan depicts the construct of the following new structures and drives: 1. Proposed 2 story garages with a pavement apron connected to the existing driveway. 2. 2 proposed terraces at the rear of the dwelling. 3. Enlargement of the existing farmer's porch to wrap around the north side of the building. The following impervious areas will be removed to compensate for the new construction: 1. The driveway which wraps around to the rear of the dwelling. The net result is a reduction in impervious area on the site of 64 square feet. Since all of the proposed work is located in the non discharge buffer zone a special permit is only needed for increases in stormwater runoff which will not occur due to the fact that there is no net increase in impervious surface.
