Re: Lot 2 Brentwood Circle
Attached is a copy of the deed and a plan for Lot 2 Brentwood
Circle. Bob Messina is representing the land owners. They would
like to know if the lot is grandfathered as a one acre lot or if
they need to obtain a variance. They are also looking for some
guidance as to which Board they should file with first. They
will need Planning Board watershed special permits as well as
conservation permits. Please -let me know when you are available
to meet with Bob Messina to discuss this. He is anxious to have
an answer as soon as possible.
DEED
We, Jack F. Bowers and Edith H. Bowers, both of North Andover,
Essex County, Massachusetts, for consideration paid and in full
consideration of $84, 000. 00, grant to, Louise I. Borke of North
Andover, Essex County, Massachusetts, with QUITCLAIM COVENANTS, the
land in North Andover, Essex County, Massachusetts, described in
Exhibit A-2 attached hereto and made a part hereof.
Said parcel is conveyed subject to real estate taxes for the
fiscal year ending June 30, 1991, which the grantee herein by her
acceptance hereof hereby assumes and agrees to pay.

A certain parcel of land, on Brentwood Circle in. North
Andover, Essex County, Massachusetts, bounded and described as
follows:
That parcel shown as Lot No. 2 and as containing approximately
44 ,957 square feet on a plan entitled "'Definitive Plan of Brentwood
Circle, North Andover, Massachusetts" dated August 19, 1963, George
E. Hayes, Reg. Engineer and recorded in the North District of Essex
Registry with said Deeds as Plan No. 4869 bounded and described
according to said plan as follows:
NORTHERLY in two courses, 302.22 feet by land now or formerly

of Brooks School and 100. 00 feet 0 f y Lot No. 1;
EASTERLY by Lot No. 1, 80.99 feet;
SOUTHERLY by Lot No. 3, 368 .71 feet; and
WESTERLY by the Easterly line of Bentwood Circle, 154. 99
feet.
Said Parcel is subject to a drainage easement located along a
portion of the Southerly boundary which easement is 10 feet wide
and runs a. distance of approximately 343 .71 feet and reference is
made to the aforementioned plan for more particular location.
Said Parcel is the same described in a deed from John D.
MacDonald and Vera M. MacDonald, Trustees, dated August 16, 1973 ,
recorded with said Deeds in Book 1225, Page 291.
