NOTICE OF DECISION
Watershed Special Permit- Waiver
Date of Decision: June 4, 2014

Premises Affected: 1725 Great Pond Road,North Andover, MA 01845, Map 62 Parcel 13,
within the R-I zoning district.
HISTORY AND BACKGROUND
On June 3, 2014, the applicant, John Thompson, requested a Waiver of the Watershed Protection
District Special Permit, in accordance with the North Andover Zoning Bylaw section 4.136.8, so
as to allow the replacement of an existing deck within the Non-Discharge Buffer Zone of the
Watershed Protection Zone,.
FINDINGS OF FACT
On behalf of the Planning Board, the Community Development Director, Curt Bellavance, has
approved a Watershed Special Permit Waiver based on the following findings:
• The proposed deck,is more than 100' from a wetland resource area, thus located within
the Non-Discharge area of the Watershed Protection Zone.
• The deck will be a replacement of an existing deck with the same footprint,
approximately 668' sq. ft. It will be constructed using Trex composite decking that will
allow runoff to discharge to the ground under the deck.
• The deck will be attached to an existing single family home and will not have a roof. It
will be supported by nine support posts that will require approximately 8"round
sonotube supports.
CONDITIONS
• The applicant is required to apply for a Watershed Special Permit for any additional
construction of outbuilding or building additions.
• The proper erosion controls must be in place before the start of the project.
The Planning Office will perform an inspection after the deck has been constructed.
