COPY FELDT RESIDENCE Specirications Sheet GENERAL SCOPE OF WORK Renovation of kitchen and 1st floor bathroom. Miscellaneous home improvements as outlined below and as shown on submitted drawings. PERMITTING DMConstruction will file all necessary paper work to obtain the following permits: building, electrical,plumbing, gas piping, and debris removal. The cost ofall permits and fees necessaa is not included in this estimate and will be billed separately. DRAWINGS DM Construction will provide floor plan drawings as required by the Town of N. Andover for permitting. SITE PREP In an effort to limit the dust generated from the renovation process. Doorways and openings to other areas of the house will be sealed off within reason with plastic or drop clothes. DEBRIS REMOVAL DM Construction is responsible for all debris generated. A container will be placed on site to ensure a clean work site. The container is for debris generated by DM Construction only, it is not intended for homeowner use. DEMOLITION Kitchen—Demolition of fixtures, cabinets, drywall,flooring, insulation, etc. DM Construction will remove the existing countertops and have them removed from the site. The existing floor will be brought down to the original sub floor. ls`floor bath—Demolition offixtures, cabinets, dfywall,floor,framing, etc. The existing floor will be brought down to the original sub floor. Exterior—Areas of siding will be removed as necessary for installation of new window units. The front door unit will be removed for installation of the new unit. FRAMING Framing shall take place according to the submitted drawings. Any deviations from the submitted drawings could incur extra cost. DM Construction reserves the right to review the final construction drawings and adjust the pricing of this contract�f necessaty. To ensure proper fastening, solid blocking will be install behind all cabinetry and accessories. EXTERIOR TRIM& SIDING Areas around new kitchen window and new front door will have new trim installed. Siding will be patched in as deemed necessary. All pvc trim boards will be secured with stainless steel ring nails. All joints will be joined with bond and fill adhesive. FELDT RESIDENCE Specifications Sheet WINDOWSIEXTERIOR DOOR UNITS Installation of new kitchen window and new front door unit, as shown on the submitted drawings. The cost ofall the exterior doors, storm doors, windows, screens, hardware, grills, etc is covered under an allowance. The kitchen windows will be framed to the countertop height and bumped out approximately 4 %"to allow for the granite countertop to form its sill. The exterior will be trimmed with pvc trim boards. INSULATION The exterior kitchen walls where drywall has been removed will receive new insulation. The perimeter of the %a bath will have insulation installed for soundproofing purposes. DRYWALL Installation of%" blue board on all walls, ceilings, or other areas where drywall has been removed or disturbed. A skim coat ofplaster will be installed on all new blue board. All new ceilings will receive a smooth finish. TILE SETTING 1/2 Bath—Installation of the/marble on the floor in the bathroom. Dura-rock or Ditra membrane subflooring will be installed under the tile. The cost of the the/marble, grout, and any enhancers or sealers is covered under the Tile/Marble allowance. CABINET INSTALLATION DMConstruction is responsible for installation of all cabinetry*and their associated moldings and hardware. Solid blocking will be installed to assure proper securing of all cabinetry. The cost of the cabinets and their associated moldings and hardware is covered under the Cabinetry Allowance. *This estimate is subject to receiving and reviewing a final cabinet plan. DM Construction reserves the right to adjust the price of the contract upon final receipt of this plan. PAINTING This contract does not include any prepping,priming,painting, staining, etc. of any walls, ceilings, or wood work. If desired DM Construction can provide the painting for an additional cost. ACCESSORIES DM Construction will install all accessories including: towel bars, toilet paper holders, towel rings, robe hooks, medicine cabinets, etc. If locations are determined during framing, solid blocking will be installed for secure fastening of all accessories. The cost of the accessories is covered under the Plumbing Fixture Allowance. VENTILATION Provide. the .necessary ventilation for the following items: bathroom exhaust fan and hood exhaust. If the hood selected requires make up air, this will incur extra cost. HEATING Installation of a kick space heater under a designated cabinet in the kitchen. This estimate does not include any work on the boiler, any of its components, or controls. Upon completion the heating system will be filled, tested, and purged. FELDT RESIVENCE Specifications Sheet PLUMBING Demolition—Disconnect and remove all plumbing fixtures and appliances in the kitchen and% bath. Demolition of existing water and drain lines as necessary. Kitchen—Provisions for and installation of the following fixtures: one main sink, one island sink(w/bow vent), two garbage disposal(on an air switch), one dishwasher, and a recessed box for the refrigerator ice maker with a no burst hose. %2 Bath—Provisions for and installation of the following fixtures: one pedestal sink, one faucet, and one toilet, Miscellaneous—All drains to be pvc and all water lines to be Type L copper pipe. All plumbing futures including: toilets, sinks, faucets, etc. are covered under the Plumbing Fixtures Allowance: ELECTRICAL Demolition-Demolition of all wiring, receptacles, switches, and fixtures necessary. Remove, reroute, and relocate wiring as necessary. General-Provide standard white receptacles and GFCI receptacles as required by the code in all new areas and all areas to be renovated. Appliances-Provisions for the following appliances: refrigerator,freezer, dishwasher, gas range, exhaust fan, microwave%ven, and garbage disposal. All new appliances to be GFCI/AFCI protected as required. Kitchen— Provide GFCI receptacles on the countertops, and island as required by code. Switching for any recess lighting,pendant lighting, under counter lighting, incabinet lighting, etc. Pan —Provide/install a fluorescent light fixture on a wall switch and one receptacle. 1/2 Bath -Provide and install one GFCI receptacle. Switching for the following fixtures: vanity light, exhaust fan, and recess light. All new circuits will be tied into the existingpanel. This estimate does not include any work on fire protection (Smokes CO2 etc) NOTE: The cost of all recess lightim pendant ljg_htjn& vanity lights under cabinet in cabinet accent lights, ceiling fixtures exhaust fans coach lights etc is covered under an allowance FELDT RESIDENCE ALLOWANCES The following allowances are included in this estimate. The allowances exist to cover the purchase of materials only, unless otherwise specified. Any amount spent in excess of an allowance will incur extra cost. Any amount less than the allowance will warrant a credit. Upon completion of the project any extra cost or credits will be issued. CABINETRY-$50,000.00 This allowance covers the cost of all cabinetry and their associated moldings, glass, shelving, accessories, and hardware. COUNTERTOPS-$15,000.00 This allowance covers the cost of all countertops and their associated template and installation costs. PLUMBING FIXTURES-$4,000.00 This allowance covers the cost of all plumbing fixtures including but not limited to: sinks, faucets, toilets, accessories, etc. LIGHT FIXTURES-$5,000.00 This allowance covers the cost of all light fixtures. This allowance covers the cost of labor and materials for recess lighting, under cabinet lighting, in-cabinet lighting, and any specialty fixtures, including timers, dimmers, etc. Example: 5"LED Recess light w/air tight trim, white baffle, and LED bulb-$200.00 Complete HARDWOOD-$13,000.00 This allowance covers the cost of materials, installation, staining, and finishing of hardwood flooring. It also covers the cost of any finishing or staining on stair parts. TILE/MARBLE-$500.00 This allowance covers the cost of all tile, marble, stone, etc. and its associated grout, sealers, enhancers, etc.for the bathroom floor. EXTERIOR WINDOWSIDOORS-$10,000.00 This allowance covers the cost of all windows and exterior doors units and their associated grills, hardware, screens, and extension_jambs. TIT.E BACAMP rASII- $7,500.00 This allowance covers the cost of all tile, materials, and labor associated with installing, grouting, and sealing a the backsplash. CUSTOM MILLWORK-$15,000.00 This allowance covers the cost of materials and labor to build and finish custom millwork including but not limited to: stair work, built-ins, book cases, closet shelving, window seats, mantles, wainscoting, columns, coffered ceilings, etc. FELDTRESIDENCE MISCELLANEOUS This contract does not include the cost of materials and labor for installation ofgas(propane) lines for the new gas range. Once the location of the new propane tank is established, DM Construction can provide a price for installation of the new gas(propane) lines to the necessary appliances. It is the home owners responsibility to make arrangements with,a propane supplier for providing and setting a new propane tank. This contract does not include any painting, including but not limited to: filling nail holes, caulking,prepping,priming, staining or painting of walls, ceilings, or woodwork. This contract is subject to review upon receipt of the final cabinet plan and final appliance schedule. DM Construction reserves the right to adjust the price of the contract after reviewing these. Cost could increase trany changes had an impact on plumbing, venting, structural work, change of framing plans, more cabinetry, additional appliances, etc.. Note: Due to the nature of wood and the drastic temperature and humidity changes in our region,you may notice the movement and shrinking of the flooring and exterior and interior trim. This is typical of the region and is not due to defective installation. Change Orders Any changes from the existing plans or increased scope of work involving extra costs will become an extra charge over and above the contract price. Change order agreements must be signed before any work commences. The fallowing schedule will be adhered to, unless circumstances beyond our control arise. Time frame for completion: When demolition begins to completion 4-5 months* *Subject to delays beyond our control (ie. delays associated with delivery of products, customer change orders, etc.) All work to be done Monday-Friday between the hours of 7.00 am—6:00pm. If deemed necessary to work any other times, the homeowner will be consulted first. The same right is not automatically afforded to a contractor however. The contractor would have to resolve any dispute he/she has with a homeowner in court unless both parties agree to the optional clause provided below. This clause would give the contractor the same right to arbitration as is afforded to the homeowner by the Home Improvement Contractor Law.
