Job Description: Basement Remodel
• Concrete in back corner to be cut and trenched for plumbing of
new bathroom. Trenched to be filled with beach sand and
concrete blended in.
• Ejector tank to be supplied and installed under stairs.
• Washer and dryer relocated to bathroom area
• Installation of toilet, shower and vanity sink. Fixtures supplied by
owner all other plumbing parts supplied by contractor.
• Tile floor installed $300.00 allowance is included for purchasing of
tile and grout.
• Bathroom wired to code, exhaust fan supplied vented and installed.
• Entire Basement framing to be insulated to code with "batt"
insulation
• All walls to be sheet rock and plastered including utility area.
Bathroom ceiling to be hung and plastered
• Acoustical drop ceiling with 2'x2' tiles installed
• Windows trimmed out, speed base installed, bathroom door,
double door, closet door and one louver door installed
• Carpet installed in living space, $1,200. Carpet allowance is
included, Tile installed in exterior door entrance and bar area
$300.00 allowance is included for tile and grout
• Bar constructed and trimmed, prepped for paint or stain details to
be determined. Bar area to receive small sink with ejector for drain.
Outlets installed on underside of bar.
• Recessed cans supplied and installed with trims not bulbs
throughout living area. Above bar pendants wired, pendants
supplied by owner. Pendant location above pool table installed,
pendant supplied by owner. Stairwell to be wired for wall sconce
supplied by owner. Sub panel installed.
® Existing plumbing drains for 1"floor living to be cut out and redone
to meet code
® Lally columns to be wrap with trim, labor cost included but material
not included.
® Painting not included
Total $35,510.00
The Owner agrees to pay BriCo Building and Remodeling $35,510.00, for doing
the work outlined above. The following payments will be paid to the contractor
in the following manner:
First Payment of$14,000.00 is due completion of rough plumbing, rough
electrical and beginning of insulation.
Second Payment of$10,000.00 is due at completion of blue board and
plaster
Third Payment $8000.00 is due at substantial completion
Remaining balance due after punch list completed
All subcontractors must carry the appropriate license and insurance to perform
work in the state of Massachusetts.

Any unforeseen work or necessary repairs found during this project to be brought to the owners
attention as soon as possible. Any extra work resulting from unforeseen problems will be priced
accordingly on site and be done with written approval. BriCo is not responsible for anything that
occurs on site that is not directly involved with the construction of this project. BriCo Building
and Remodeling is a fully licensed and insured LLC company. License numbers are provided in
the header above and current insurance documentation upon request.
