This letter
referenced is to explain the situation regarding the
above lots .
In 1969 . ry clients . Ch a r le a and Grace T c7 Y"r i s.L
purchased a lot. from Coventry Development Corporation
described as Q1... , as shown on Plan 10236 . Unfortunately ,
this lot and plan dial not conform to the current subdivision
and the correct lot that should have been deeded to them was
l._cap„ 1{r c rr f7l� rr 1.1. 3k3T . A house was constructed can the Lot .
All approvals from the necessary Town boards were obtained
based on the assumption that they owned Lot kA , including �
the Conservation Commission , the Planning Board , the
Building Commissioner including a Certificate of Occupanc:,y .
In the course of doing a title examination , I came upon
the discrepancy between Lot; 2 and Lot 2A . I have made the
necessary arrangements to have a deed exchange of the
parcels shower can the attached copy of a portion of Plan
:11367 which will then make my clients t.hcox owners of Lot 2A .
The Register of Deeds informed me this morning , that a new
Form A plan is required in order to record the deeds ever)
hough we are technically not drawing any new lot, lines .
The new plan must; be stamped "Planning Board Approval Not
Required , " before it can be recorded .
Because of a deadline with regard to the refinancing
documents and the necessity that they be recorded on
February 12 , 1 wanted to approach you with all the
information in advance to giver you time to review the
circumstances ahead of m beir'+C°- able to present, �t he new
y �J p= plan
which is being drawn , but is not available yet .
I am theref=ore enclosing for your review copies of the
following
1 .. The deed from Coventry Development. to Charles and
Grace Torri si of Lot 2 and a reduced copy of a portion of
Plan 10236 showing the original lot ,.
2 „ The deed to be recorded from DDT Corp „ Trustee ,
Alin Realty Trust; ( the successor owner of Lot 3 , the
abutting lot ) to the Torrisis of the Section of Lot 2A
outlined in read on the reduced portion of plan 11387 .
3 . The deed to be recorded from Charles and Grace;
Torrisi to DDT Corporation of the Section of Lot. 2 which is
shown as part. of Lot, 3A on plan 11337 .
4 „ A reduced copy of the pertinent portion of Flan
11337 showing the parcels to be exchanged .
if you require anything further in order to make this
determination , or if I must submit an application and appear
before the planning board in order to have the plan stamped ,
would you please let, me know immediately since; we are under
time constraints for completing this matter .
