Dear Sir:
The following petition was heard at a meeting of the Planning Board on Tuesday
evening, February 17, 1976 at 7:30 P.M. in the Town Office Meeting Room. The
following members were present and voting: William Chepulis, Chairman; Fritz
Ostherr, Vice—Chairman; Paul R. Lamprey and John J. Monteiro. Due to the absence
of William N. Salemme, Clerk, the hearing was tape recorded in order that Mr.
Salemme may vote on the matter.
Frank C. Gelinas, representing BARCO CORP., petitioned for a subdivision of a
parcel of land containing approximately 8.6 acres situated off Marbleridge Road,
subdivided into 10 lots and to be known as "Marbleridge Estates".
Plans were presented to the Board by Mr. Gelinas at which t me he stated that there
is about a 30 ft. difference in elevation going from Marble. idge Road down. They
intend to put in a 600 ft, roadway, shown as Woodberry Lane on the plan, which will
run southerly toward the rear of the property. Individual • eptic systems will be
installed, as opposed to communal sewerage. Abutters and neighbors objecting to
the severe wetlands and proposed drainage were as follows: Benjamin Kalinowski, Sr. ,
Alexander Uzynski, Dr. Robert Smith, Adela Dainowski, Dermas Harris, Josephine:
U:.zynski, Connie Bernal, Ann Howes, Vera Warwick, Joseph Wig-ping, and Ben Kalinowski,
Jr. Charles Foster, Building Inspectory objected to the mini !,.l frontage on some lots
and the fact that the cul de sac was not brought to the property line; He also felt
that every effort should be made to sewer the development.
At a meeting held on Plarch 15, 1976, Mr. Ostherr made a motion to APPROVE the sub -
division subject to the conditions and requirements of the Town Depts, Mr. Lamprey
seconded the° motion and all five members voted unanimously in favor. The conditions'.'
are as follows:
1. That the record owners of the sub,.ect land forthwith execute and record a "cove-
nant running with the land", or otherwise provide security for the construction of
ways and the installation of municipal services within said subdivision, all as pro-
vided by G.L. c. 41 , S 81—U-

2e That all such construction and installations shall -a a I respects conform to
the governing rules and regulations of this Board.
3, That. watert and sewer if applicable# improvements be constructed in accordance
with the standards of the BPW.
4. That fire Protection improvements be constructed in accordance with the standards
of the Board of Fire Engineers,
5. That roadway and surface drainage be constructed in accordance with the standards
of the Highway Surveyor.
6. That no lot may be built upon until a subsurface sewage disposal system permit be
granted by the Board of Health,

7. ) That the proposed 50 foot roadway e I asement from the tux_?—around be aligned along
lot line between lots 6 & 7-
8. That the drainage easement between lots 1 & 2 be delete. and that the drainage
easement between lots 3 & 4 be continued to approximately c( atour 65 as shown on the
definitive plan, and that all land below such contour be restricted by placement in
similar drainage easements to the Town; the street drainage will then be continuous
from Marbleridge Road to approximately station 4+25.
9. That the locus plan be corrected to scale and the propos, -1 roadway shown.
10. That the paved .roadway be 26 feet in width, with an 18" gavel overlap on either
side.
11. That the two additional catch basins be shown at approximately station 2+50-
12. That final location and installations of catch basins be performed under the
direction of the Highway Surveyor during construction.
13. That two hydrants be located along the proposed street at locations to be deter-
mined by the Board of Fire Engineers,
