As you are aware, at the Planning Board Meeting, Mr. Ely provided to the Board copies of plans depicting the size of the new addition and deck. He also indicated to the Board that he has requested a Variance from the Zoning Board to exceed the 25% gross floor area of the existing structure. I have requested Mr. Ely to forward plans of those copies to Coler and Colantonio for their review. In addition, as we indicated to the Board, soil test pits and percolation tests for final design of the roof leach pit will be undertaken and a detailed design plan along with the soil test results provided to the Town once the location of the leach pit has been approved. Obviously, if the Board of Appeals or Planning Board requests relocation of the leach pit to another location, then testing and earth disturbance in the area currently proposed would be for naught. Again, as we indicated to the Board, we have no problem with a special condition in the permit specifying that the testing results and a detailed plan for the leach pit design be provided to the Board. Also, please note that Curt Young from WPI recommended the location of the leach pit in the position we have shown on the plan. The location of the sewer pump station shown on our site plan is opposite the outlet pipe from the house to the existing septic system. As we indicated to the Planning Board, the house is a slab on grade, and as such, relocation of the piping around the outside of the house to a position in the inner courtyard would cause excessive earth disturbance and would be extremely expensive. Relocation of the plumbing through the building would be extremely disruptive and as such, we have located it in a position which is conducive to the existing plumbing and which will result in minimal impact to the residents of the house. The owner feels that he can adequately maintain the pump station in the location shown on the plan. Mr. William Scott, Director July 3, 1997 Page 2 Please keep in mind that a final detailed engineering plan for the pump station will be submitted to the NADPW for review prior to installation. Such final plan will be prepared after the Planning Board and ZBA approves the location of the pump station shown on our plan. Also, it should be noted that there is adequate access for a backhoe to excavate under the existing deck to access the existing plumbing without removal of the deck. As we discussed, erosion control, in the opinion of Mr. Young, was not necessary to be installed on the property. However, as discussed with the Board, silt fence and haybales can be installed along the limit of work. I have amended the plan, as enclosed, to depict silt fence and haybales to be constructed along the limit of work. A copy of this plan is being forwarded to Mr. Chessia at Coler and Colantonio. Please note that the spot grades are difficult to read but the contours adequately describe in my opinion, the direction of surface water runoff from the site. I believe the contours are adequate to allow for appropriate review of our presentation.
