The proposed project is submitted for consideration in granting a special permit to allow work with
the Watershed Protection District. The majority of the work will involve regrading earth around the
existing dwelling and constructing a new driveway. The existing topography currently directs
surface runoff from the east and south of the parcel towards the dwelling. In addition,the existing
grades around the structure are at or above the existing sill elevation of the building,which is an
undesirable situation.
Grading work will consist of removing soil from around the dwelling to lower the grades and
create a clear distance to the sill of at least one foot. Proposed swales will intercept surface
runoff and to direct it around the structure. In addition, a small screening berm is proposed
southeast of the dwelling, adjacent to the new driveway location.
The new driveway is proposed to come intersect Great Pond Road about 110 feet west of the
current location. The new driveway location will allow better egress sight distance for the lot.
Eventually the existing driveway access will be discontinued, the existing pavement removed
and, the area locmed and seeded.
The new driveway entrance is intended to be the first phase of a general upgrade of the
access to the Rolling Ridge Retreat and Conference Center located further north on the
property, adjacent to Lake Cochichewick. The future upgrade is intended to address the
most frequent complaint mentioned on evaluation forms given to guests of the conference
center. The proposed route is shown on the plan. Ancillary work associated with the project
will consist of relocating the existing facility sign to the proposed berm and modifications to
the existing electrical conduit and possibly the existing sewage force main serving the
dwelling.
The proposed work was designed based upon the existing conditions shown which were
obtained by an instrument survey conducted by Findeisen Survey & Design, LLC. The
depicted elevations are based upon an assumed local datum.

Pertinent project data:
• Area within the silt fence (limit of work) is approximately 65,000 SF.
• Existing driveway area is approximately 3,560 SF of which 1,600± SF is to be
removed.
• The driveway area serving the existing dwelling consists of about 1,955± SF to be
removed and replaced and about 650 SF of new pavement for a total new driveway
area of approximately 2,600±SF.
• New access driveway pavement area is approximately 2,800± SF.
