The lot on which the project is proposed abuts Lake Cochichewick and is within the Watershed Protection District. The project involves razing an existing single-family dwelling and replacin ' with a new single-family dwelling. The new dwelling has been located in the most feasible location. The proposed structure will be more than 50 feet from the nearest Bordering Vegetated Wetland.Appurtenant site grading has been minimized and no work is proposed within the 25-foot No- Disturbance Zone. The existing public water and sewer services will be utilized to the extent possible to further minimize disturbance to the site. Measures have been taken to ensure that there will not be any degradation to the quantity or quality of the groundwater. The elevation of the basement floor has been kept as high as possible to help preserve the quality and natural flow of groundwater. Also,run-off from the roof will be directed to an infiltration trench to recharge the groundwater and the driveway will be constructed of individual pavers, instead of an impervious paved surface,to allow infiltration. The existing vegetated buffer at the site will remain largely the same as it exists now and the grounds surrounding the new structure will be mowed or otherwise maintained grass and landscaping for the foreseeable future. The proposed structure will be located in the area of the existing dwelling and, given the zoning and wetland setbacks, has been situated in the only practical location. The entire lot is located within the Non-Discharge and Non-Disturbance Zones and there isn't a more reasonable location for the proposed dwelling.The structure is proposed in a location that allows the existing waterway at the site to continue to flow unaltered to the Lake and preserves the quality of the surrounding wetlands. A siltfence and haybale barrier is proposed at all down gradient locations. Construction activities at the site are not expected to create elevated concentrations of nitrogen or other potential chemical pollutants. When construction of the proposed dwelling has been completed and the site has been stabilized it is expected that the site will have the same,if not better, effect on the surrounding environment Please do not hesitate to contact us with any questions or comments.
