Subject: 1895 Great Pond Road Watershed Special Permit Waiver Request
Dear Board Members:
At the last meeting the Board heard from Bill Barret regarding a modification in a Watershed
Special Permit received for 1895 Great Pond Road.
The property owners wanted to increase the footprint of the house and the driveway from the
original approval. At the last hearing, the Board asked that I review the file for the original
approval to see if there was any information(specifically engineering reviews)that would
caution the Board against granting a waiver without a new engineering review.
I am comfortable that the revised plan provides appropriate infiltration for the increase in
impervious area. For this reason a Watershed Special Permit waiver for the revions should be
granted.
Supporting Information:
*The original approved plan runoff calculations had 2,100 s-f of roof impervious area needing
18 c.f of recharge volume required. The original plan provided for 75 c.f. of recharge by using
a one,one-foot deep four feet by eight feet leach pit surrounded by three feet by four feet of
crushed stone.
*There is an increase in impervious area of 3,136 square feet (roof and driveway) . The
increase in impervious area is near the house at the northeast comer of the lot. Most of the
increase in runoff would be contained by the leach pits near the house. The applicant proposes
to add a larger leach pit to infiltrate this increase in runoff and increase the size of the other
leach pit. Each leach tank will be 5 feet by 8 feet with three feet of crushed stone around them.
*Since the one smaller system approved by the Board was designed to recharge a larger
volume than generated by the original 2,100 s.f(treat 75 c.f. when 18 c.f needed) it follows(in
my mind)that two larger systems would adequately handle the 3,136 s.f. of additional
impervious area(need 26c.f.?).
*One leach tank will be located in the center of the driveway. The driveway Will be pitched to
direct driveway runoff into this leach tank through a storm drain cover.
*The original review letter by Coler&Colantonio, did state that the test pit data indicated that
unsuitable infiltration conditions existed in the site of the proposed leach pit. Since the plan was
approved,I assume this issue was addressed to the Boards satisfaction.
*The roof area will be collected through a gutter and piping system and directed into the two

Board members received revised plans(revised 10/16/02) at the last meeting.
I would appreciate the Board's response by November lst at to whether each member would be in
favor of granting a waiver of a watershed special permit for the revisions.
Thank you,
Kathy

That's what we needed. Based on the information provided, the modifications appear to be minor in nature
and therefore I do riot feel the applicant needs to carne before the board for a rnodifiGation to the existing
watershed special permit.
Thank you ,
Alberto

Fine by me. I wish the developer had been a bit More diligent in the beginning. but I believe we did
appropriate due diligence and did not give him any special treatment.

Dear Mr. Barrett:
Is the 1895 Great Pond Road, Yameen Property, still ripe for discussion at the October 1, 2002
Planning Board meeting? I am wondering if I am confusing this with another project where the
property owner bought a different piece of property in the subdivision in lieu of a waiver request for
the Watershed Special Permit.
Please advise at your earliest convenience.
Thank you,
