Studio S Architecture 90 Highland Street Stoughton, MA 02072 Project Location: The Crossroads Plaza 550 Turnpike Street North Andover, MA (Single unit of rental space in existing plaza) Client: Georgetown Bank Project Summary The existing space consists of a single story with an approximate area of 1,545 square feet. The proposed renovation will consist of modifications to the existing interior layout. The demolition will include interior walls, doors, and ceilings, as per the submitted plans. Construction work will consist of interior partitions, doors, interior finishes, lighting and all associated electrical, and life safety necessary in the designated areas as indicated on the submitted plans. We will also be constructing a new gable facade at front exterior of our a pshown in the ace per the structural drawings plans. All structural modifications are detailed and design The scope of work encompasses 100% of the 1,545 square feet of the space. There will be a change in use group from (M) Mercantile to (B) Business, which is permitted in the zone. Alterations & additions will be made to building systems and components per the submitted plans in the designated areas. Proposed work is classified as Alterations - Level 3. Exterior Narrative The exterior design & construction will consist of bumping out the existing 6'-0" tall MDO band 12" from the existing face to break up the linear facade at the bank space. We will also be constructing a new wood framed gable dormer the width of the bank space which will be over framed on existing roof as detailed in the structural drawings. At the top of the new gable dormer will be a wood framed cupola with windows on 3 sides. Only the front window will be clear to allow illumination at night. The 2 side windows will be blacked out. The cupola is designed to replace the existing dormer that will be removed. No gooseneck light will be at the bank space. Parking Analysis The previous tenant in the proposed bank space was Sprint Wireless (retail/service). The North Andover Zoning Bylaws Section 8.1 states that the parking requirement for Sprint would be 3.5 per ksf GFA, as categorized (other retail not otherwise listed above). According to section 8.1, Georgetown Bank would be categorized as (other business or office uses not otherwise listed above), because they will not have a drive - up, and would be required 3.0 per ksf GFA for parking spaces. Given that the proposed use requires less parking, we will exceed the requirements for parking set forth in the North Andover Zoining Bylaws. Chapter 3 — Use & Occupancy Classification Previous Use Group: Mercantile (M) — Cellular Retail - Sprint Proposed Use Group: Business (B) — Georgetown Bank Chapter 5 — General Building Heights & Areas Existing Area of Unit: 1,545 S.F. Per Occupant: 1,545/100 =16 Chapter 6 — Types of Construction Construction Type: 3A Chapter 8 — Interior Finishes All interior finishes will meet the standards set forth in chapter 8. Chapter 9 — Fire Protection The existing building is equipped with and automatic sprinkler system. The proposed work does require the alteration of the existing automatic fire sprinkler heads to meet the proposed layout. Chapter 10 - Means of Egress The main existing egress components are of sufficient capacity for the building. Emergency egress signage and lighting will be provided per code. Chapter 11- Accessibility All areas of the existing building are accessible. All new work performed within the work area will conform to the MA-AAB accessibility regulations 521 CMR. Chapter 13 - Energy Efficiency The proposed renovation will not affet the existing building envelope. The roof is constructed of metal bar joists and metal decking. No structural elements will be modified during the alteration of the spaces indicated. A new wood framed gable structure will be over -framed at entry area of the proposed space which is indicated in the construction plans. All structural work will be done to meet code. Chapter 27 - Electrical All new electrical work within the proposed space shall comply with the IBC 2009 chapter 27 with MA amendments. The existing electrical service into the building & into the tenant space will remain existing. Chapter 28 — Mechanical Existing mechanical. modifications & new mechanical work within the work area shall be properly balanced and comply with the IBC 2009 chapter 28 with MA amendments. Chapter 29 — Plumbing All modifications to existing as well as new plumbing & plumbing fixtures will be in conformance with the IBC 2009 chapter 29 with MA amendments. Very truly yours, Vincent J. GF will review if above slab trap primers were submitted. MEETING NOTES OLD BUSINESS 0 08/12/15-09: We visited the existing house and Joe and Gerald removed aluminum siding to reveal the corner boards and window trim. Tomorrow the demo contractor to remove a cornice corner and will keep it on site to determine the construction to be matched on the new main house rakes and eaves. The corners boards to be nominal 12", there are no watertable boards and the window trim is 5 1/2" for the jambs and heads with a heavy sill piece. 08/19/15: We reviewed the few eave and rake pieces saved. We were hoping that full sections of the details would be available. Apparently this didn't occur. Some additional pieces were pulled from the pile. The pictures taken of detail areas when later siding was removed will be used in place of items from the house that are no longer available. 08/26/15: GF is obtaining samples and profiles of fiber cement and PVC molding pieces for selection. 09/02/15: In progress. 09/09/15: Same. 09/15/15: We reviewed the proposed PVC profile against the existing crown. They are close in size but a little different in profile detail. The Owner understood the difference and would like to use the proposed PVC piece. We will provide a revised eave detail for the replica house area. 09/22/15: Ongoing. 09/29/15: The proposed ideas were reviewed. The Owner would like the replica house to have 5/4x12 PVC corner boards. A Fypon crown was presented for the fascia and rake. These were rejected and the PVC crown previously presented will be used. A sketch for the eave and rake will be provided for that. 10/06/15: The PCO was presented for review. The revised eave detail will be provided soon. 10/13/15: There are some additional costs associated with this item since the trim selected is larger than shown on the drawings. A budget for the replica house items was based on the items shown on the drawings. A separate allowance for these items was not included in the project costs. There are credits included that aren't noted. JO requested that all PCOs have a tally of the adds and deducts as back up. 10/19/15: GF is working on this. 0 09/02/15-08: JO questioned which submittal of the various light fixture submittals is the one for review. The last own is for review. JO requested a meeting with the electrical 3 0 09/02/15-09: GF indicated that he is waiting on the window sample to have all the exterior material for color selections. JO is meeting with the stone veneer supplier to review selections. The clip system was approved for the project so the selections will be limited to that. We will need to review the flashing requirements of the clip system with stone veneer supplier. 09/09/15: The window sample is available in the trailer. JO is planning to meet with the stone veneer supplier soon. 09/15/15: Same. 09/22/15: JO met with the stone veneer supplier and will select exterior colors soon. The interior colors for the dwelling units will be able to be selected soon. GF is obtaining the flooring samples. The finish colors and patterns for the common areas of the residential buildings are included in the interior design drawings. 09/29/15: Same. 10/06/15: The interior and exterior colors were selected today. MR is providing a summary of the selections. The exterior color selections are tentative pending confirmation with large samples of the selected colors. For the Clubhouse interior colors we requested that all the selections noted on the Interior Design drawings be submitted with a sample indicating the selected color or pattern. This should be provided at the site so the interior designer can come there to confirm the selections. 10/13/15: There was confusion on the available patterns for the clip -system stone veneer. This is being cleared up. The large samples of the exterior siding and the Clubhouse interior finishes are being pursued. 10/19/15: Obtaining the clip system samples is ongoing. The Clubhouse finish samples are on site except for the glass backsplash. GF is having difficulty connecting with the supplier. GF is requesting assistance or approval to pursue other similar material. We requested that all the locations for the finishes be listed out as a submittal to confirm what will be provided. 0 09/15/15-02: The building phase sequence is being revised due to the time needed to surcharge the Building 2 and 4 areas. Building 3 is the next building for construction following Building 1. Then Building 2 and then Building 4 will occur. The phase drawing will be revised to reflect this. 09/22/15: The actual schedule of the buildings will be determined when the surcharging of Buildings 2 and 4 areas is acceptable. Revisions of the schedule and phasing will be provided then. 09/29/15: Reviewed the monitoring reports. There is some settlement occurring. 10/06/15: Waiting on new readings. 10/13/15: Same. 10/19/15: It appears to be leveling out. Additional readings needed to confirm the trend. 5 door from the Mech/Elec room as presented. We question why this was added to the project? 10/13/15: We confirmed that the weather stripping for the Clubhouse door 14, at the exercise room, should have been included since they were listed it the specifications. The PCO to add Mech/Elec room was retracted after further review of the information that it isn't required. 10/19/15: GF requested a revised proposal from Jackson Lumber. 0 10/06/15-02: We reviewed the HC shower. The size will require a wider rough opening. We reviewed the Sterling HC shower that will coordinate with the Sterling fixtures in the standard units. This requires a wider rough opening also. JO would like the Sterling fixture if it can work. We will review possibilities and coordinate with GF. 10/13/15: The 63" for the Sterling fixture is being reviewed with the unit layouts for adjustments to accommodate it. 10/19/15: DMW is reviewing this with the Owner. 0 10/13/15-01: GF asked why the electrical devices submittal was marked Revise And Resubmit based on comments that Decora devices shall be provided. He indicated Decora are indicated in the submittal. After further review of the submittal there are some items that weren't marked or wasn't clear that Decora will be provided. 10/19/15: the submittal was returned with review comments. ITEM CLOSED. 0 10/13/15-02: We will check why heat trace was noted for the water lines into the Clubhouse. 10/19/15: The engineer recommends leaving it after review of the situation. There was ambivalence on whether to remove it so, it was decided to leave it in. We will get a sketch for providing electrical power to it. NEW BUSINESS 0 10/19/15-01: We verified that ASI 04, indicating to raise the drains for the garage, was received. This was issued in error. The ASI will be retracted. ITEM CLOSED. 0 10/19/15-02: We reviewed the alternative method for detailing the framing on the outer two sides of the decks. We are considering changing to all PT framing lumber and delete the flashing. The trim would be applied and moisture would be allowed to escape through the open edges of the trim. JO would like this considered. We will review further and provide direction. 7 BUILDING 1 0 Radon piping installation is complete. 0 Crushed stone installation is complete. 0 Preparations for pouring the slab -on -grade are in progress. 0 The slab -on -grade installation began and was stopped after discovery of incorrect thicknesses. BUILDING 2 0 No new work observed. BUILDING 3 0 Footings installation is in progress. 0 Wall rebar installation is in progress. 0 Foundation wall installation is in progress. BUILDING 4 0 No new work observed. FIELD ISSUES 0 10/06/15-01: The sealing under the sill plates was reviewed. The bead of caulk may not have been adequate. Where voids are visible caulking should be provided to complete the sealing. 10/13/15: The gaps under the sill will be filled after the sill plates are bolted down and the walls are in place. Spray foam is acceptable for that with the wall framing in place. 10/19/15: This will occur after the walls are in place. The sill plates currently bolted down with have the nuts removed for wall placement. The sole plate of the wall panels will be bolted down together with the sill plates. 0 10/19/15-01: The pouring of the slab -on -grade for Building 1 started today but, was stopped soon after. It was discovered that the thickness due to the under slab material placement varied from approximately 1" thick to 7" thick. This is unacceptable. The concrete that was thin was removed. An acceptable portion remained and was finished properly. The installation is being rescheduled along with the related work. 0 10/19/15-02: We noticed that the detail under the building entry doors was prepared incorrectly. The slab didn't allow for the isolation joint under the threshold. We reviewed this with JG and is now understood. We requested for JG to look over the various details before each concrete pour to make sure the details are being followed.
