All changes to the dwelling will be internal(no addition required)and the building will be brought to building code requirements for a four family use. Additional onsite parking will be created. There are presently four(4)parking spaces onsite and an additional four spaces will be added. 1. The particular use proposed for the land or structure. The owner is proposing to maintain the existing use for the property(residential)which is an allowed use in the R4 district. The existing two family dwelling structure will be converted to a four family dwelling structure. This use,previously a"by right"approval in the R4 district requires a Special Permit tbru the ZBA. Other properties within this district exist as multi family dwelling units. 2. The specific site is an appropriate location for such use, structure or condition The existing lot is an oversized lot in terms of lot area and lot frontage for the R4 district. An effort has been made to add additional parking to the property while maintaining existing site vegetation and buffers to abutting properties. The existing house is in need of repair and maintenance. This proposal will allow the owner to invest money into renovations of the house and site improvements while hopefully realizing a payoff in the future in additional rental units. The site is unique in that the four units can be created WITHIN the existing 2 family dwelling structure. Therefore,there will be no visual change to the building(excepting potential replacement windows and siding) as far as scale or bulk. 3.
