The Contractor agrees to do the following work for the Homeowner:
Scope of Work
Master Bathroom I Laundry i Carpentry work
The following Scope of work has been developed based on renovating the existing master bathroom. Work to include expanding the
existing bathroom foot print by adding in a custom tiled shower unit and constructing a laundry closet in the hallway adjacent to the
master bedroom. The bathroom and laundry layout to be similar in design as the floor plan drawn by Joscon Management dated 11-
5-15. Final layout and selections will determine the actual bathroom size. Several items below have Allowance amounts provided
and will be adjusted accordingly once all materials have been selected.
6 Building permits per the Town of N Andover.
0 Temporary protection and daily cleanup throughout the remodeled areas.
® Demolition work to include the following: Removal of the flooring,shower,wall board around new shower area,remove the
walls for the new layout and existing closet. Disposal of all construction related debris. Remove the drywall and framing in
the hallway for the new laundry layout.
® Rough carpentry to include re configuring the existing bathroom creating a laundry set up along with adjusting the existing
shower location. Construct a new wall between the bedroom and bath area.
® Remove the existing sub flooring at the new shower to access plumbing for the new layout and code upgrades. Drywall
may need to be removed on the first floor to access the plumbing and to run pipes to the basement. Further exploratory
work needed to determine the final layout.
® Insulate and fire caulking as needed.
® Install new Y2"drywall on all new walls and disturbed areas. Ceiling touch ups will be done at the disturbed areas. New
drywall and finished smooth ready for painting.
® Construct a new custom tile shower unit. Final dimensions will determine the actual quantities. Currently figured on a 3'x
4'shower unit.
® Install homeowner purchased bathroom towel bars,robe hooks and toilet paper holder.
® Plumbing work to include disconnecting the existing shower,toilet and vanity sink. Re configure the existing shower
connections for the new shower and run a drain/supply lines for the new laundry setup. Plumbing work has an allowance
amount listed below. Code upgrades may be needed and further exploratory work needed to determine once the sub
flooring has been removed. Disconnect the existing baseboard heater on the wall to be removed.
® Plumbing fixture allowance per Peabody Supply quote S016954487 dated 11-4-15. Quote includes the kitchen sink and
components. Quote Price @$4,078.00
® Install a dryer vent to the exterior of the house.
® Electrical work has been figured on code upgrades throughout the bathroom area,rework the existing electrical at the wall
removal area,run power from the basement form the laundry units,install a new fan light combo unit,install a(6)recessed
lights with one in the shower unit. Install homeowners supplied vanity lights. Code upgrades may be needed and further
exploratory work needed to determine. Electrical allowance listed below.
® Carpentry work to include baseboard moldings and install(4)new interior doors. Door(1)is for the bathroom entry,door
(2)is the laundry closet door(3)is a linen closet and door(4)is the bedroom closet door unit. Install white wire vented
shelving in the linen closet and one row over the laundry units.
® Install a new vanity and associated hardware.
® Install the backer board throughout the bathroom floor area and the new custom shower walls. No tile for the shower has
been figured.
® Install new ceramic tile throughout the bathroom floor area. Tile material allowance listed below. Install has been figured
on a square pattern.
® Custom shower tile work to include the installation of a rubber&mud shower pan,shower floor tile and tile on the
walls. Custom niche to be built,install a corner shower seat,install a shower curb threshold. Wall tile to have a
boarder. Final layout TBD. Tile material Allowance listed below including the shower seat and thresholds.
® Install a shower glass door for the custom shower. Door allowance listed below. '...
® Painting by others.
® Final post construction cleaning throughout the project area.

Additional Carpentry Work:
1. Remove the existing patio door in the kitchen and re install it at the deck area. Work includes interior/exterior trim
similar to the existing.
2. Enclose the existing 6'opening at the kitchen patio door and install a new 36"or smaller door unit. Door unit allowance
@$900.00. Enclosure work to include installing drywall on both sides and insulation.
3. Install a new bulk head entry door weather tight in the basement.
4. Remove and install new dining room crown molding throughout the dining room. Crown to be paint grade and a 2
piece crown system.
Total for the above scope of work including the Allowance amounts: $36,480.00
Required Permits-The following building permits are required Proposed Start and Completion Schedule-The following
And will be secured by the contractor as the homeowner's agent:
Building permit schedule will be adhered to unless circumstances beyond the contractor's
control arise.
(Owners who secure their own permits will be
excluded from the Guaranty Fund provisions of 11-10-2015 Date when contractor will begin contracted work.

completed. Shower glass enclosure install date to be longer due to
template and install. Including the shower valve trim&Vanity.
Total Contract Price and Payment Schedule
The Contractor agrees to perform the work,furnish the material and labor specified above for the total sum of:$36,480.00 (*)
Payments will be made according to the following schedule:
$10,944.00 30%Upon the signing of the contract and the start of the project
$10,944.00 30%Upon the of the completion of bathroom demolition and start of carpentry items
$10,944.00 30%Upon Completion of bathroom rough in inspections and the start of tile.
$3,648.00 10%upon substantial completion of the contract not including the shower glass door install. (Law forbids demanding full payment until contract
is completed to both party's satisfaction)

Accelerated Payments
