Dear Commission Members:
Please find enclosed a revised site development plan for the above referenced lot which has been
prepared based on input received from the Commission during the November 16, 2011 pubic
hearing. The proposal is to raze the existing dwelling and garage and construct a new dwelling
and deck. The proposed dwelling is 50 feet by 28 feet and does not include a garage. The
existing drive access will remain approximately in the same location, and the proposed structure
is being moved to the north in order to provide a more uniform setback to the wetlands around
the property and the structure. In order to create a more usable yard, and to create a greater
setback from the structure to the wetlands, we are proposing to fill approximately 2,340sf of
wetlands. A wetland replication area of 4,710sf is proposed on the southerly side of the wetland
which results in a 2:1 replication ratio. A boulder wall is proposed between the proposed project
area and the wetlands.
At the rear of the property, in the area where the wetlands are proposed to be filled, we are
proposing a 5 foot buffer strip that will be planted with upland species in order to provide a
buffer between the usable yard and the wetlands. Currently the yard stops at the wetland edge.
On the northerly side of the proposed dwelling is proposed a 10 foot wide buffer strip between
the proposed project and the wetland edge; currently in this location there is a minimal buffer
strip between the yard and the wetland edge.
We are proposing to raise the proposed house so that the new basement floor will be
approximately 2 feet higher than the existing basement. This will require a set of stairs at the
front of the proposed. dwelling and some grading. A sump pump outfall location is proposed on
the northerly side of the proposed structure just beyond the proposed boulder wall. Since the
basement floor is proposed approximately 2 feet higher than the existing basement floor the
sump pump should pump less frequently.
