HomeMy WebLinkAboutApplication - 316 GREAT POND ROAD 11/20/2014 Sullivan Engineering Group, LLC Civil Engineers&Land Development Consultants November 20, 2014 Town of North Andover Planning Board c/o Matthew Egge 1600 Osgood Street North Andover, MA 01845 Re: Request for Modification 316 Great Pond Road, North Andover Mr. Egge; On behalf of the owner/applicant, Bill Karras, I am submitting this written request for modification to the approved Watershed Special Permit plan with the following changes; 1) The As-Built Limit of Work(LOW) line exceeds the approved LOW line by 2,480 square feet. The majority of the work involved site grading and retaining wall construction towards the northerly limits of the property (rear yard). The Asbuilt limit of work line is outside the 25 foot No Disturbance zone and the majority of the area has been loamed, seeded, and stabilized. 2) The As-Built retaining wall location along the northerly side lot line was constructed in a different configuration and location than the approved plan. The abutter to the northeast had concerns with the retaining wall location in relation to the common lot line,therefore the owner constructed the wall 18 inches further westerly(onto his property)than the approved plan. The configuration of the wall, instead of running parallel to the side lot line and then curving around the far edge of the pool patio (as approved), was run parallel to the side lot line for the entire wall extent. The wall runs approximately 30 feet beyond the approved LOW line. 3) Placed boulders were set at the left rear corner of the house. The boulders range from 18"-42"high and extend 9 feet out from the corner of the house. The boulders are within the 50 foot"No Structure Zone" setback, but outside the 25 foot `No Disturbance Zone" setback. 4) Site grading in the vicinity of the proposed pool and patio area are different than the approved plan. The approved plan showed the pool and patio being set at elevation 104' and the as-built grassed ground surface in this area is approximately 107'. This was done to insure the retaining wall along the side lot line did not exceed four feet in height. Furthermore,the transitional grading within the LOW does not exceed a 3:1 slope. The Owner is proposing to ELIMINATE the inground pool and pool patio. All disturbed areas within the LOW have been stabilized by loam/seed, excepting the area along the retaining wall under construction (along the side lot line). 22 Mount Vernon Road — Boxford, Massachusetts 01921 — (978)352-7871-Phone — 978 352-7871 -Fax The following additional work items are proposed: 1) Construction of a 30 foot x 30 foot patio with a 6'x10' shed. 2) Construction of a 30 foot x 40 foot playground area surrounded with landscaped timbers and surfaced with wood chips.
