The waiver is being requested to allow the construction of an approximately 800 square foot refrigerated storage cooler to replace refrigerated storage trailers that have been removed from"the site. Per"Section 8.3 paragraph 2(b), the structure is exempt from-Site Plan Review as the proposed structure is less than 2,000 square feet of gross floor area and does not require 5 or more parking spaces. The proposed use will have no impact both within the site and on adjacent properties and streets, on pedestrian and vehicular traffic, public services or.infrastructure, environmental; unique_and historic resources, or' on abutting properties and community needs. Erosion and sedimentation control measures will be implemented at the site prior to 'the start of construction in accordance with the Erosion and Sedimentation Control Plan. The cooler will, be installed on a concrete"pad and be constructed of insulated galvanized steel panels with an aluminum cove base. The floor would be coated with 'Stonclad UT installed by,Stonhard"Floor Systems. The roof will be constructed using an'insulated rubber membrane. The*cooler_refrigeration units would be located on the roof of the existing Butcher Boy Marketplace building.
