I* The sixty-fourth regular meeting was called to order by the chairman at 7:50 PM in the Planning Board office, 2. Members Present: Messrs. Roberts, Chepulis, Lordan, Lafond and Mrs. Kittredge. 3* Members Absent: Messrs. Lewis and Demers. 4, Visitors Present: Developers Benjamin Osgood, George Farr; Builder MOW& Schena; Planning Board Member Donald Keirstead; and Mr. Henry Fink. 5* Suspension of Rules: 'Mrs. Kittredge movedp Mr. Lordan seconded, and it was unanimously voted to suspend the conduct of regular business until after Cluster Zoning had been discussed. 6. Cluster Zonings Mr. %berts presented a general outline of steps to follow with 11 points of inclusion. Among the items considered were "in out of town" clustermningo septic land versus sower land, acre versus 2 acre, etc* It was generally agreed to consider 1 acre (rural residence) areas first - then determine if re- sults can be reduced to include smaller areas (country and village resi- dence). The following tentative agreements were reached: a, 16t sizes may be approx. 2/3 acre (30P000 sq. ft.). W total subdivision area shall be further reduced by 15% to determine allowable number of lots. c. lot frontages, shall be minimum 1001 on straight roads; on cul-de-sacs the lot width shall be minimum 1001 at 401 set- back with a minimum 501 frontage, Further discussion and analysis is to be continued at the next meeting on 21 April 1969. 7. "Challenge of the land": Mrs. Kittredge moved, Mr. Lafond secondedland it was unanimously voted to purchase 10 copies of "Challenge of the Land" for Conservation Commission purposes. 8. Program Committee: Mr. Roberts established a Program Committee to pub- licize and encourage conservation. Appointed to the committee were Mrs. Kittredge, Mr. Lordan and temporarily Mr. Chepulis u4til a new member is appointed to the Commission. Mr. Lordan movedp Mrs. Kittredp an to send a letter to Brooke ge seconded, d it was unanimously voted ,q Kennedy, etc. (same recipients as originally listed) to that effect.
