Mr. Kilton asked if there was a possibility of there being an open-air
theat~eebeing erected on this site and if so if was very ~mch against
it because of the traffic hazard it Would cause.
Mr. Shay stated that this was not their intention at this time. The
present plans in'cluded a storage building of 70 x 300 feet for the storage
of woolen materials and also the possibility of a nursery with a retail
sales room but that they were not tied up with any of the proposed buyers
just at this time. There were no persons present to make objections to
this application. This Public Hearing was advertised in ~he T~ibune on
January 26 and February 2, 1952 and all abutters were notified.
Motion was made and seconded and it was voted to take this matter unde~
advisement.
After considerable discussion of the above application~ motion was made
and seconded and it' was voted that the Board would view this locatiom and
hold a special meeting on the evening of February 18~ 1952 and then and
there to vote on this application.
Application was received from the Sutton Hill Co. Inc.~ for approval of
final plans of the extension of Heath ~oad for approx~te~v 475 feet and
the revoaation of the approval given Button Hill Rc~d by a previous Board.
These plans were originally presented to the Board on February 19~ 1951
and were given tentative approval subject to certain changes and improvements
which were to be met before the Board would consider final approval of the
plsms and also on the condition that final plans be presented within one
year of February 19~ 1951. The conditions set by the Board for final
approval were that 1-a gravelled road be built to ~he southerly l~ne of
the Barrows property and that road bo,~,~Bds ~e set. l~mis application was
advertised for a Public Hearing in the Evening Tribune on January 26 and
on February 2, 1952. Ail abutters were notified.
Mr. ~o1~ Sher~n represented the Sutton Hill Co., Inc and he stated that
they wished to have these plans filed' with the Board on this date befere
the year had elapsed although the conditions set by the Board on February 19~
1951 had not as yet been met in full dale to the weather conditions. The work
h-s been started and it was the intention of Sutton Hill Co., Imc to comply
entirely with the conditions 'set by the Board ~cr approval ef ~inal plans.
Mr. Harry Sutton~M~. Hoga~ mhd are abutters were present and both felt that
this would be a great imrpovement over the present conditions.
Mr. Sherman asked the Board if something could be given in writing which.
could be sent to the Sutton Hill Go.~ Inc., showing if the Board gave their
approval if only tentatively until such time as the work could be completed
since they were at present held up by weather con$itions. He suggested that
the p~ans be held ~n this office and be signed only at such time as proof was
given to the ~oard that all conditions were met. The only reason that the
plans were being presented at this time was because of the time l~mit imposed
on Sutton Hill Co. to present the final plans for approvale
Motion was made and seconded and it was voted that a letter be sent to Mr.
Sherman stating that the Board would give its approval, and sign the plans
when proof to the Board's satisfaction could be given that all the requirements
set by the Board had been met in the l~eantime the plans would be held in this
office' and signed at ~ later date. Mr. Sherman was satisfied with this decision
and a letter will be sent to the ~utton Hill Go. to that effect~

Gentlemen:
After a duly advertised Public Hearing held on February4, 1952, the
Planning Board made the following decision.
Upon motion duly made and seconded it was voted that the plan of Heath Rcad
extensionj submitted to the Board by Sutton Hill Co., Inc.~ on February 4~
1952 and drawn by Ralph B. Brasseur, C.E., dated February 1j 1952 fo~ certain
improvements and changes in the Sutton Hill Co.~ Inc., development a~ hereby
given tentative approval. F~s1 approval of these.plans will be given whan
all said changes and improvements shown on said plan are completed and all
requirements have beenmet~ including the setting of bounds as shown on said
plan. Final approval will also be subject to completion of the following
requirements~
That the extension of said Heath Road from its intersection with Sutton Hill
Road to its intersection with Johnson Street, and the said Sutton Hill Road
beginning from its intersection with Heath Road to a point at or near the
southerly line of property now or formerly belonging to Fracis S. Barrows
as shown on ~_.id plan origimally approved by the Planning Board~ shall be
built and z~i~roved so that the said roads shall have maximum grades not
exceeding 6~%~ to be surfaced by gravel at least eight inches iD ~epth and
bed of the road to have at least twenty-two feet in width of gravel to have
~Lnes and gradea as shown on said ~ plar~
It was also voted that the plan submitted will be held in the office of the
P!~ning Board and will be signed by the Board only at such time whenit can
be shown to the Board' s satiSfaction that all the conditions and requirements
set down by the Board h_~ve been met.
