Side Porch: Install temporary support brackets to support the existing side porch roof structure during removal and reconstruction of the existing porch. Selectively demolish the existing exterior walls and floor and remove the existing ceiling and interior wall finishes and one door. Install temporary plywood sheets and poly sheeting over two old door openings to provide security and weather protection during the project. Remove the existing concrete block foundation and excavate for a new concrete frost wall foundation. Install a Emil poly vapor barrier in the new crawl space under the porch. Frame a new floor system consisting of 2" by 10" floor joists and Advantch sub floor. Frame new exterior walls with 2" by 6" framing and 7/16" Zip system sheathing. The entire existing roof system including ceiling joists, rafters, collar ties, roof decking, roofing, fascia, soffit, and moldings are to remain. HRH Construction, Inc. accepts no responsibility for the existing roofing system's structural integrity, soundness, or ability to resist weather. Install two new windows and one new exterior door. Install 4"rigid ducting for electric clothes dryer. Frame 2 by 4 interior partition wall and walls for a closet in the new entryway. Install Hardi Plank siding and PVC trim on the exterior of the new porch, exact tie in details to the existing aluminum siding to be determined in the field and mutually agreed upon between the homeowner and contractor. Once the new rooms are weather tight remove the temporary plywood and install sheetrock and plaster finish on all the new walls and a 1" by 6"pre-primed pine T&G ceiling. Install homeowner supplied doors in new closet. All interior trim, flooring, and painting will be completed by the homeowner and is not included in the scope of work or contract. Plumbing: supply and install two new cast iron steam radiators sized correctly for the two new rooms tied into the existing steam heating system. Supply and install all required drain, vent, and supply lines for a future toilet and sink and supply and install a recessed washing machine box. Note: Installation of homeowner supplied toilet, sink, and faucet are not included and permission from the local Plumbing inspector will have to be obtained to be able to not install finish fixtures and still get a finish sign off on the building permit. Electrical: Supply and install required wiring for a new laundry circuit(existing electric dryer circuit to be reused), new GFCI at sink, two homeowner supplied vanity lights, switching for vanity lights, one homeowner supplied ceiling fixture and switching for the fixture. Three way switch for entry light added to two existing switches in back hallway, fluorescent fixture in new closet controlled by a doorjamb switch, new exterior outlet with bubble cover. Replace existing motion sensor floodlight. Insulation: Install 2"thick rigid"Thermax" or similar insulation underneath the new floor joists and fill the floor joist bays with cellulose insulation. R19 Fiberglass batts in the exterior walls and 12" of loose blown cellulose installed in the existing roof space above the new rooms. Install two sono tube type foundations to support new deck/landing and exterior stairs. Frame new 4' by 5' entryway/landing and stairs with new pressure treated lumber and install decking and required railing. Exact decking and railings to be determined by homeowner but an allowance of $6.00 per square foot is included for the decking/stair treads and $20.00 per linear foot for railings. Standard Contract Conditions HRH Construction, Inc. will provide an onsite dumpster and Porta-Potti for the duration of the project. All waste, scraps and cut offs will be placed in the dumpster for removal upon completion of the project. The site will be kept clean and orderly and swept daily. All materials will be stored in accordance with the manufactures instructions. The contract total is based on the homeowners providing adequate parking space for HRH Construction, Inc. employees and sub contractors and sufficient off street parking for the dumpster and HRH Construction, Inc. work trailer within 50 feet of the job site and a dedicated 20amp duplex outlet within 100 feet of the work trailer. Excavation: Removal of ledge or rocks larger than 1/3rd Cubic yard and dewatering if required are not included in the contract price. HRH Construction, Inc. accepts no responsibility for the structural integrity, level, or plumb of any existing structure, floor, wall, ceiling, or roof. Homeowner understands that while repairs to level or support existing structures may be required, for example,to provide adequate support or a plumb wall to install kitchen cabinets on,they are not included in the contract price unless specifically stated in the Scope of Work and included in the contract. No changes to the Contract, Scope of Work or drawings will be undertaken without a signed change order. No painting or staining of any kind, other than that specifically stated in the Scope of Work or contract is included. It is the homeowner's responsibility to remove all personal belongings from the work area prior to work commencing. While HRH Construction, Inc. employees or sub contractors may elect to aid a homeowner in moving some personal belongings they cannot be held responsible for any damage incurred. Neither HRH Construction, Inc. nor its sub contractors can be responsible for any pets, either indoor or outdoor. Homeowner understands that it is their responsibility to arrange for any required pet sitting during the project. While every reasonable effort will be made to minimize any dust or mess homeowners understand that due to the nature of the work some mess and certainly some dust contamination of non-work areas is inevitable. If at any time during the project any asbestos, lead or other hazardous substance are encountered removal will have to be performed by licensed professionals in that field and paid for by the homeowner.
