Cahill for Lot #18,, - Bridges Lane. The hearing was advertised in the North Andover Citizen on February 20 and.February 27, 1986 and all abutters were notified by regular mail. The following members were present and voting: William Sullivan, Acting Chairman, Walter Soule and Raymond vivenzio. The petitioner seeks a variance from the requirements of Section 7, Paragraph 7.2 and 7.3 and Table 2 of the Zoning By Laws so as to per- mit relief for 10' variance for the left front corner of proposed dwelling and change in frontage from 150' to 125' due to easement by land court decision,on the premises at Lot 18, Bridges Street. Entrances, exits, driveways, etc. that are pertinent to the granting of the variance shall be shown. All proposed data shall be shown in red. The noted right-of-way easement shown on the petitioner's plan is for the purpose of installing utilities and providing access and egress to land owned by Vogel and McEliney. The easement as shown on the plan does change the legal frontage of the lot to 125 feet, however legal frontage can be provided by the new road that is presently before the Planning Board for review as a preliminary plan. Legal frontage would then be on the new road (see attached subdivision plan). Therefore a variance need not be required. However, the applicant will have to wait until the .subdivision proposal goes through the approval process. I might add that any land subtracted from the lot by Land Court action was added to the rear of the property. Lastly, it is apparent that when this road is constructed, the property can conceivably accommodate a dwelling within the required setbacks facing the proposed roadway, unless there is some physical barrier prohibiting this readjustment.
