Enclosed you will find the ELEVATED mold test results for the property at 1041 Great Pond Road, Unit
8, North Andover, MA 01845
In addition to the mold test results, physical findings indicated a major water problem in this unit that
must be remediated. Moisture readings indicating 70% plus moisture concentrations were present in 3 of the 4
walls of the affected room. The 4th wall was indicating 40-45% moisture concentrations. All measurements
were taken with a TRAMEX Wet Wall Detector (serial # WWD5061847).
Additionally, extensive visible mold growth was present on almost all of the exposed roof framing and
sheathing. This mold growth also appears to extend to the space between the top of the rafters and the roof
sheathing where removal and disassembly of the framing will be necessary for remediation. More importantly,
the roof structure and framing have been weakened and compromised by water damage and mold. In order the
address this situation properly, the room will need to be gutted and properly cleaned while providing isolation
so as not to further contaminate the remainder of the dwelling unit, all the appropriate water damaged utilities
replaced, and the room brought back to its original condition. Also, at a minimum, the entire unit interior and its
contents shoul4ky cleaned, wiped down, and HEPA vacuumed. Subsequent to that clearance testing must be
performec)Ao e no further contamination is present.
