Its shape was determined by the wetlands on the lot and the wetland regulations in effect at that time. For whatever reason the lot was prepared for construction, following the wetlands protection guidelines at the time, a structure was not built. Since that time, the wetlands protection guidelines have changed and, as a result, the shape of this commercial lot will render it unbuildable unless the front set back requirement is varied by the Zoning Board of Appeals. The result will be a vacant lot. I believe that this is a case of a hardship owing to the shape and topography of the lot which is eligible for consideration for a variance.
