The prior owner of Culpeppers was given a variance to our tobacco regulations however this variance is not transferable to a new owner. We are willing to discuss with you a continuance of this variance at Culpeppers. We will meet at 7:00 PM on July 22, 1999 in the library/conference room on the lower level of the town hall. Builderg Inc, 2 Evergreen Lane Andover, MA 01810 Owner's if not the Salem Five Cents Savings Bank 210 Essex Street, Salem, MA 01970 WOODLAND ESTATES PRELIMINARY SUBDIVISION - DENIAL The Planning Board has determined that the Preliminary Subdivision entitled "Woodland Estates" does not conform with the requirements of the Planning Board's Rules and Regulations Governing the Subdivision of Land. Specifically, the following items must be addressed prior to the submission of a Definitive Plan: 1. The minimum centerline radii of curved streets shall be 150 feet. Sections of Road B provide only 100' radii. 2. Dead-end streets in the Residential 2 (R-2) Zoning District shall not be greater than 600 feet. The Cul -De -Sac shown as Road B is 690 feet in length. 3. All roadway with grades in excess of five (5%) percent shall provide sloped granite curbs in compliance with DPW standards. 4. Sidewalks of not less than five (5) feet in width shall be constructed on one or both sides of the street in conformity with the specifications of the Division of Public Works. 5. Street tress, of a size and species approved by the Division of Public Works, shall be planted on each side of the street... new trees shall be at least two and one-half (2.5) inches in caliper and shall be planted at intervals of every fifty (50) linear feet of roadway. After consideration of this Preliminary Subdivision the Planning Board would encourage the applicant to review Section 8.5 of the Zoning Bylaw, Planned Residential Development (PRD). A subsequent plan has been submitted for informal review which shows the site design in accordance with the PRD bylaw. The Planning Board would encourage the reduced lot sizes and community open space as a better use of land in this location.
