This narrative is prepared and submitted consistent with item 9 on page 4 of North Andover's application for a variance from the zoning By -Law. The variance requested by this application is for relief from zoning issues and items that the North Andover Zoning Board has previously issued a variance for. The original variance was issued in the name of the previous ownership entity and it has expired. The relief sought is for items that are unchanged from the original application and variance issued. Below is an outline of the items that this variance will address. Front Setback The required front setback is 30 feet and only 22 feet is provided Right Side Setback The required side setback is 20 feet plus and additional Landscape Buffer setback of 15 feet totaling a side setback requirement of 35 feet. A 27 -foot deep side set back is provided Driveway Width The required driveway width is 25 feet and only 22 feet is provided Floor Area Ratio The required floor area ratio is 0:50:1 and a ratio of 0.61:1 is provided Landscape Buffer A landscape Buffer of 15 feet is required and none is provided Special Permit A site plan review — special permit by the Planning Board is required.
