Re: Merrimack College-Volpe Center Expansion
Dear Ms Tyman:
As we have discussed, Merrimack College is planning to expand the Volpe Athletic Center to relocate
and enhance the facilities that support our Athletic and Sports Medicine Departments,relocate the
campus bookstore and add a second sheet of ice.
We are pleased to be submitting the attached materials to support the Site Plan Review filing for this
proposed project:
• Site Plan Review Application
• Site Plans
• Stormwater Management Memorandum
• Traffic Memorandum
• Certified Abutters List&Mailing Materials
• Filing Fee
• Review Consultant Deposits
• Outside Consultant Agreement
In addition to these filing materials,the required Fiscal and Community Impact Statements are
included below:
Fiscal Impact Statement:
The project will have minimal impact on town services as the services that the College relies
on are generally limited to fire and police.
Fiscal benefits from the project would include:
• Continued enhancement of the College's reputation and properties,which has a positive
effect on the property valuations in the area
• Construction and Permitting Fees
• Construction Jobs
• Expanded customer base for local merchants and restaurants due to regional draw of the
expanded facilities including youth hockey programs,and the potential for events and
camps within the facilities

Community Impact Statement:
The proposed project will have a positive community impact.
The project is consistent with the campus master plan and will enhance and support the
athletic facilities in the existing building and surrounding playing fields.The proposed
project will also provide more ice time for local kids to participate in hockey programs.
Furthermore,the Volpe Athletic Center is,and will continue to be, the Emergancy Mass
Dispensing Site for the Town of North Andover. The proposed project will enhance this
partnership between the College and the Town.
The plan maintains and expands on connections to the existing campus sidewalk system and
will provide increased ADA accessible access to the facility.
The proposed expansion of the Volpe Athletic Center is predominantly into the campus and
towards the athletic fields that it will support,maintaining the wooded buffer between the
existing building and Turnpike Street.
The expansion includes an expanded entrance on the west end of the building,creating a
more prominent entrance to Lawler Arena. The fagade will feature a canopy over the
entrance and include masonry block,glass curtain wall and metal paneling.
The south fagade—looking into campus—is consistent with the existing building. It will
include masonry block,glass curtain wall and metal paneling. The existing entry to the
facility will remain and the Schelzi Plaza shall be maintained.
The east fagade will also be a mix of masonry block,glass curtain wall and metal paneling.
This area will over look a new parking lot to be built within the area of the existing tennis
courts and the woods to be maintained beyond.
Merrimack College looks forward to working with the Town as we move forward with this exciting
project.
