Sinioiis: Provided history and context of this project from the perspective of the CPC noting the alternate 91 proposal for the property was a substantial subdivision. There are three other parking areas with ample parking 92 located nearby. Not convinced that this is the best solution. Board should continue to hear from the abutters as to 93 their perspectives to ensure the topic of parking is Fretted properly. 94 E. Goldberg: This is before us as a request for Waiver of Site Ilan Review. The land is Town owned and the 95 parking can be built, but it would need to go before site plan review. This Board can review size, scope, layout 96 etc.; however,not a tremendous.trenriendous.amount of leeway if those provisions are met. It is verb'rare for the Planning 97 Board to deny permits when it is Site Plan Review. We are not at Site Plan Review yet, as applicant is req uesting 8 to skip it. For context, normally,this is the type of project where we do waive Site Plan Review. Parking lot are 99 pretty easy. Appreciate all other e n erg s raised in the,abiater eomnients, which give nie pause as to whether or 100 not we should waive SPR. 1f we gent through Site Plan Review, not sure we could have grounds to deny the 101 proposal. However,would like to see the applicant put more thought into Tether this is necessary and if 102 necessary,what can be dote to make it more appealing all around. 103Board: General consensus was to deny the Waiver as presented.
