The fol~ me~bers ware present and and Associate Member Arthur Dm.=,~nd. Robert J. ~urke was the Acting C~ due to the absence of Ohair~ Daniel T. 0'Leafy. ~.A~ING: Albert L. & Jeanne Farrah. Acting Chairman ~drke read the legal notice in the appeal of Albert L. & JeA-~e Farrah requesting a variation of See. 6 & 7, Para. 6.41 & 7.3 of the Zoning ~y- Law so as to permit the petitioners to sub-divide so that the buil~-_~ ~106-108 Main Street my be sold separately and apart from the building at ~98-100 ~4- Street even though the fl~ntage, area and side line requirements will not he sufficient to meet the present zoning law requirements on the premises, located at the east side of Me~_n Street and the sooth side of Cleveland Street and known as ~98-100 & 106-108 N-~ Street. Atty. J. Albert Bradley represented the petitioner, who was also present. I~ presented the plans to the Board a~d explained his request for a variance. They desire to suB-divide this lot in order to make a separate sale. The garage 4, Back is to be torn dc~m and the space will be hot-topped for a parking area. The neighborhood will be greatly improved due to the remodeling that has already Been do_we_ and the anticipated improvements to the corner house. ~rold Morley was recorde~ in favor. There were no abutters present and there was no opposition. ~r. Dru~md -~__se a motion to take the petition under advisement. Nm. Lund seconded the motion and the vote was unanimous. CHARLES T. MATSES. Atty. Harold Morle~ was present t° give the Board the additional ~-*°r~ation they had requested and to present the improved plans. The plans show the area with well over 30 feet in th~_ rear. The lot eonteins over 25,000 sq. f~. The building is set back 50 feet. The wooden ~ buildings in the bank are doon. The lamd that is designated for the station ~ be hot-topped. The little house on the corner of Sutton St. is still o~ed by Ames Textile. Mr. Lund said the Board of Assessors is greatly interested in that development and want to help them as much as possible. Mr. Mertoa w~de a motion to take the petition under advisement. Mr. Dr-m,~nd sseondad the motion and the vote was unanimous. The Board then proceeded to discuss and vote on the petitions. 1. Charles T. Matses. Mr. Morton made a motion to GRANT the variance. and the vote was Mr. G~?~- seconded the motion 2. Albert L. Farrah. Mr. GLlman made a motion to GRAFf the variance. and the vote was unanimous. Mr. ~ seconded the motion The Board gave the following reasons for granting both petiti~ns~ Deceatber 20, 19~ - Cont. 1. There exist certain conditions, especially affecting the parcel in question, which do not generally affect the entire zoning district in which the parcel is located. 2. The requested variance will not adversely affect the public good.. 3. The requested variance will not be in substantial derogation from the intent or purpose of the Zoning By-Law. The Beard signed all of the noeessary plans. The Board signed a bill for: Lc~ell Stationery Co. ~16.27
